Staying at the Resort
Is Picacho Peak a 55+ community?
Yes. Picacho Peak is a 55+ active-adult RV resort and manufactured-home community, for residents 55 and older.
What hookups do the RV sites have?
Every site has full hookups — 50-amp electric, water, and sewer — with both back-in and pull-through sites available.
How much does it cost to stay?
RV sites are $60 a night year round, or $54 with Good Sam. Weekly rates are $260 April through October and $360 November through March. Monthly rates run $510 to $660 plus electric depending on the season. All daily and weekly rates include tax and utilities. See our Rates & Map page for the full schedule, or call (520) 466-7841.
How do I make a reservation?

Do you allow pets?
Yes — up to two pets per home, and we simply ask that there be no aggressive or vicious breeds. Contact the office at (520) 466-7841 with any questions.
Is there a limit on vehicles?
Yes — up to two vehicles per home.
Are you open year-round?
Yes, the resort is open year-round. Our peak season runs November through March, when snowbirds come for the desert sunshine.
Buying a Home
Can I buy a home at Picacho Peak?
Yes. We offer move-in-ready park-model and manufactured homes for sale — including brand-new Clayton homes — for active 55+ desert living.
Do I own the land, or lease it?
You own your home and lease your lot with a simple monthly land lease — no mortgage-style HOA. Land lease starts at $535/month for resale homes and $560/month for Clayton double-wide lots (effective August 1), and every resort amenity is included.
Is there an HOA?
No. There's no HOA — just one straightforward monthly land lease that includes access to all resort amenities.
Location & Getting Here
Where is Picacho Peak RV Resort?
We're at 17065 E. Peak Lane, Red Rock, AZ 85145 — right off Interstate 10 at Exit 219, at the foot of Picacho Peak, about midway between Tucson and Casa Grande.
What's the nearest airport?
Tucson International Airport (TUS) is about an hour away, and Phoenix Sky Harbor (PHX) is about an hour and fifteen minutes.
What is there to do nearby?
Plenty. Picacho Peak State Park is right next door, Rooster Cogburn Ostrich Ranch is a mile up the road, and Tucson's museums, canyons, and Saguaro National Park are an easy drive. See our Things to Do page for the full list with drive times.
Where's the nearest grocery store?
Casa Grande and Marana each have full grocery stores and services, roughly a 20-minute drive in either direction.
Is it a good spot for snowbirds?
Absolutely. With around 300 days of sunshine a year, discounted monthly winter rates, and an active 55+ community, Picacho Peak is a favorite winter base for snowbirds.
